MLS Real Estate Search
A MLS real estate search is commonplace
on the internet because the public has insisted upon access to this information. However, any one
site will not be a comprehensive search. For example, sites boasting access
to the MLS will likely not have for-sale-by-owner or foreclosure properties
listed. MLS
searches will have addresses and maybe even virtual tours, but not the
keys to get inside the houses. The buyer and seller agents have
access to those keys.
Most sellers don't want to bother with marketing and showing their own
homes, so they have contracts with seller agents to get the highest
price and best terms. Seller's agent contact information is
listed alongside those MLS property pictures and descriptions.
Would it be wise for you to call the seller's agent, or select a
buyer's agent first and have them make the call on your behalf?
The
MLS is owned and controlled by the local real estate licensees in that
community, and they pay fees to be able to access it or publish it for
you. So generally the sites will at least ask you for the "fee"
of providing a valid name, email address and phone number.
It
is difficult to know how current or accurate the on line info is unless
you are offered "direct access into the MLS" through a local broker.
For example, on some poplar real estate mls search sites, you may
wish to UNCHECK the box for the "Realtor Assistance" program. It is
assumed you wish to participate unless you UNCHECK the box, and that is
easy to miss. Look Look for ways to access MLS listings without giving private information. Just remember to never give
in to the temptation to directly get in touch with the broker or company
that lists the property--they are representing the seller's highest price
& best terms--NOT YOURS.
Roughly
80% of homes are listed with traditional real estate companies, who build
both the seller's and buyer's agent commissions into the advertised price
of the home. This is why getting your own buyer's agent who can objectively
access all homes for sale is so important.
You
will want to work with a buyer agent who assures you they will also look
carefully for you at the other 20% or so of properties that are not yet
listed---for sale by owner properties. Many traditional agents don't want
to bother with them because--let's face it--it's a lot more work to keep
track of the latest ones and deal directly with an owner rather than another
REALTOR they see once a month at their local board meetings. You certainly
wouldn't want your buyer agent to miss a FSBO that could be perfect for
you.
Good national FSBO databases may be of limited value since most
people feel the help of a professional negotiator and evaluator of the
property is needed once they find a FSBO property. FSBO properties are
generally thought to be overpriced because the usually has a personal
attachment to the property and wants to save on real estate commissions.
The
best sites out there right now to get the best access to the most
current MLS real estate search databases are buyer agent company sites
that provide detailed reports on specific MLS listings or FSBO
listings. If you want to be emailed a daily list of properties from the
MLS that meet your criteria, you will have to give them at least your
email information. WARNING: If this is a seller's agent site, you may
not later be able to come back to the specific properties sent to you
with your chosen buyer's agent. The brokerage who is emailing you the
listing information may refuse to share the buyer agent fee already built
into the price because you "found them first". So decide on
your buyer's agent first. Most of them can set up daily emailed listings
for you. If you make an agreement to work with them, be sure they also
agree to email you any FSBO inventory that meets your criteria.
Once
you have had a chance to search the databases, you will be ready for your
