MLS Real Estate Search
A MLS real estate search is commonplace
on the internet because the public has insisted upon access to this information. However, any one
site will not be a comprehensive search. For example, sites boasting access
to the MLS will likely not have for-sale-by-owner or foreclosure properties
listed. MLS
searches will have addresses and maybe even virtual tours, but not the
keys to get inside the houses. The buyer and seller agents have
access to those keys. Be aware that your MLS search will show the highest
price
and best terms offered by the seller, so it is up to your and your
buyer agent to determine the real value of the property. Seller's agent contact information is
listed alongside MLS property pictures and descriptions. We are all tempted to call the seller's agent because we want more information right away.
However, the smartest action is to select your
buyer's agent first and then have them make the call on your behalf.
You are protected right from the onset of your home search process.
The
MLS is owned and controlled by the local real estate licensees in that
community, and they pay fees to be able to access it or publish it for
you. So generally the sites will at least ask you for the "fee"
of providing a valid name, email address and phone number if you want to store your searches or get more details.
It
is difficult to know how current or accurate online MLS systems are unless
you are offered "direct access into the MLS" through a local broker.
For example, on some popular real estate mls search sites, you may
wish to UNCHECK the box for the "Realtor Assistance" program. It is
assumed you wish to participate unless you UNCHECK the box, and that is
easy to miss. Look Roughly
80% of homes are listed with traditional real estate companies through
some sort of MLS system and the rest are For-Sale-By-Owner or "FSBOs"
or bank-owned properties. Exclusive buyer agent companies generally have a more complete inventory of all homes for sale, including FSBOs and foreclosure properties because they are 100% dedicated to working only with buyers.
The listed price of the home in the MLS generally includes both the seller's and buyer's agent commissions, so
the short answer to "How do real estate agents get paid" is "out of the
transaction at closing". While some companies charge
non-refundable retainer fees, most of the money earned by real estate
agents is out of that built-in commission at closing.
What about those properties not in the MLS? A good buyer agent can assure you they will also look
carefully at non-MLS properties, foreclosures, bank-owned properties, or even properties that are not yet
listed is important. Beware of the agent who does not want
to bother with anything but MLS properties or you could be missing a good portion of the market.
Good national FSBO databases may be of limited value since most
people feel the help of a professional negotiator and evaluator of the
property is needed once they find a FSBO property. FSBO properties are
generally thought to be overpriced because the usually has a personal
attachment to the property and wants to save on real estate commissions.
The
best access to the most
current MLS real estate search databases are buyer agent company sites.
